Most roofs don't fail all at once. They give warning signs for months or years. Catching them early can mean a simple repair instead of water damage inside your home.
1. Curling or cupping shingles
Shingles that curl at the edges or cup in the middle have lost flexibility with age or heat. They're more likely to blow off in Calgary's strong winds.
2. Granules in your eavestroughs
The granules on asphalt shingles protect them from UV. Heavy granule loss, often seen as "sand" in downspouts, means the shingles are wearing out or have been hit by hail.
3. Hail bruises

4. Missing or lifted shingles
Chinook winds can lift and snap shingle tabs. A few missing shingles can often be repaired, but frequent blow-offs usually mean the sealant strips have failed across the roof.
5. Ice dams every winter
Ice dams form when warm attic air melts snow that refreezes at the eaves. They point to ventilation or insulation problems, and they can push water under shingles.
6. Water stains or leaks inside
Stains on ceilings, in closets or in the attic are a clear sign water is getting in, often at flashing around chimneys, vents or valleys.
7. Sagging or soft spots
A sagging roofline or a deck that feels spongy can mean rotted sheathing. This needs prompt attention.
8. Moss, rot or daylight in the attic
If you can see daylight through the roof boards, or smell damp wood in the attic, moisture is getting in.
9. Your roof is 20+ years old
Many standard asphalt shingle roofs in Calgary need replacing somewhere around the 15- to 25-year mark, depending on the product, ventilation and storm history. If yours is in that range, plan ahead rather than waiting for a leak.

Repair or replace?
If the damage is limited to a small area and the rest of the roof is in good shape, a repair usually makes sense. If you're seeing several of the signs above across the roof, or it's near the end of its life, replacement is usually the better long-term value. A replacement is also the right time to fix ventilation and flashing problems at the source.
